Junction NINE

35,000 sq ft Pre-Let to Home Bargains Agreed

Acting on behalf of the Albert Gubay Charitable Foundation, the Derwent Group has secured planning to redevelop a new 35,500 sq ft retail unit at JunctionNINE Retail Park in Warrington. The unit has been pre-let to Home Bargains and will be its new flagship store creating an exciting additional offer to the town and its customers.

The planning application is the third phase in the development of the Park and will ultimately provide a further 50,000 sq ft of prime retail space.

JunctionNINE has one of the longest retail park frontages in the UK. Situated close to junction nine of the M62, it provides 200,000 sq ft of prime retail space with occupiers including Currys, Smyths Toy Superstore, Dunelm, Wren Kitchens, Iceland Food Warehouse, Starbucks, Dreams and Nandos.

James Maule-Ffinch, Senior Asset Manager at Derwent Estates, says: “We are very pleased to have secured approval for these plans as we know how keen Home Bargains is to start operating from its new store. We have appointed Faircloth Construction as the principal contractor and anticipate that completion of the scheme will take place by Spring 2024.”

A fourth phase of the scheme with the potential to significantly increase the floor space is located at the northern end of the scheme and will be brought forward in due course.

CSP and Petch & Co. are the appointed letting agents for the scheme. Aylward Town Planning was the planning consultant for Derwent Estates with AA Projects and WML Consulting also advising.
